Showcase feature: Douglas Close, Bury St Edmunds
We recently sold the last property in our six-house development on Douglas Close in Bury St Edmunds. Our fifth development in the area, the site features a mix of three-bedroom semi-detached houses, bungalows and four-bedroom family homes.
Director, George Wells, takes us through the key aspects of turning the development into reality.
We pieced together land from several owners
We had recently built eight houses nearby on Newmarket Road, so felt confident when the opportunity arose to piece together land from several owners to create our latest development. Douglas Close is conveniently located within walking distance of the centre of Bury St Edmunds and is close to local shops and amenities.
We had to coordinate the various landowners and negotiate planning permission for a pleasing yet viable scheme. This tends to be a complex process, but we have such strong links with the local authorities and an excellent network of planning and design consultants, that we managed to achieve it seamlessly and effortlessly.
Bringing character, craftsmanship and ease of living
Douglas Close is very much in the Hartog Hutton style. It involves a mix of different house types and materials, and has an excellent layout and feel: a vast improvement to the old bungalows that were previously on the site.
We built the housing using low-maintenance materials for ease of living. They all have large rooms and open plan living space, as well as high spec bathrooms and kitchens. We always include extra luxuries, such as under-floor heating controlled with individual digital thermostats. The homes are highly insulated, and the new owners will enjoy a low cost of living, due to the efficient heating and hot water.
Our houses are ready to move into on completion. Unlike many builders, we incorporate all finishes, including carpets, in the purchase price of our homes.
Brendan Pearce, who purchased one of the properties, said: “The style of the property really impressed my wife and I, we particularly like new builds.
“The specification and styling, not to mention, the quality of the build, fixtures and fittings also really appealed to us.”
We want owners to be proud of their homes
We sold one property before we started work on the site in February 2013. We worked with that buyer to adapt the property for his specific needs.
As we sold the other properties, we were able to incorporate various adaptations to suit the wishes of our purchasers. As a family business, we’re known for our high level of personal service, and are passionate about ensuring our new owners are proud of their homes. We put people at the heart of everything we do.
This development demonstrates our track record of delivering quality housing
It’s always immensely rewarding when the last property in our developments is sold.
One of the nicest things about completing a development is wondering how the new owners will add their individual touches to the houses as the years go by.
This development has all the hallmarks of a Hartog Hutton scheme and demonstrates our track record of delivering niche, quality housing.
We have more than 20 years’ experience of building in East Anglia, and we regularly undertake joint ventures with landowners to provide the maximum return on land value. We’re passionate about providing a service to landowners, who want to create exceptional homes that contribute to the local community.
Mr Pearce added: “My wife and I have no hesitation in recommending Hartog Hutton. We were able to deal with the directors directly, who were always on hand to answer our questions and were more than happy to meet us on site.
“We were also kept up-to-date via text messages, which gave us peace of mind everything was in hand.”
